£12m Charles Green Residences Completes in Heart of Birmingham’s Jewellery Quarter

Construction has completed at Redford Developments’ redevelopment of a 1970s business premises on Tenby Street in the industrial heart of Birmingham’s Jewellery Quarter. The £12m mixed-use scheme incorporates 39 design-led apartments and duplexes, together with custom-built premises for Charles Green – a sixth generational local jewellery manufacturer established in 1824.

The four-storey development, designed by the Birmingham-office of global architecture practice BDP, has enabled one of the Jewellery Quarter’s most pre-eminent, high-end designer-maker firms to right-size from dilapidated premises that were no longer fit for purpose.

Phase one of the redevelopment saw new workshops and offices constructed for Charles Green on the former car park of 37-42 Tenby Street. Once the firm had decanted out of the 1970s building, it was demolished.

Phase two of the build programme delivered additional meeting rooms, manufacturing, office, and reception space for Charles Green, together with the 39 new homes, and a double height ground floor commercial unit.

The project was brought about as a joint venture with Housing Growth Partnership, consisting of Homes England and Lloyds Bank. The upfront equity investment enabled Redford Developments – a Warwickshire-based SME – to undertake the property deal with Charles Green and deliver the new homes. The commercial viability of the project was made possible with a grant from the Greater Birmingham and Solihull Local Enterprise Partnership, prior to its closure in 2024. £7m of development funding was also provided by the West Midlands Combined Authority (WMCA).

50% of the 39 Charles Green Residences have already been matched with buyers at the off-plan stage. The seven remaining one-bedroom apartments are each priced at £235,000.

Two-bedroom apartments start from £345,000 for a 700 sq. ft design, while spectacular two-bedroom duplexes – benefitting from floor to ceiling heights of up to six metres – are priced from £452,500 to £502,500. Upper-level homes enjoy inspiring views over central Birmingham. Joint selling agents for the scheme are Knight Frank and Maguire Jackson.

BDP’s architecture reflects the design intricacies and materials that are so prevalent in the immediate area, while the quality of the build specification, oversized or full-height windows, and super high ceilings for the duplex apartments have created a mixed-use development that oozes quality outside and in.

The gas-free homes have a high EPC-rating of B, enabling purchasers to benefit from Green Mortgage rates.
All homes feature contemporary fitted kitchens with integrated, low-energy appliances, so occupiers can lower their carbon footprint and household bills.

Bathroom sanitaryware is by Villeroy and Boch with Hansgrohe brassware and coordinating tiling. Premium flooring and LED and pendant lighting is provided throughout each home. There is secure gated entry with digital access and a locked communal store for bicycles. Charles Green Residences benefits from excellent transport connectivity, with easy access to Grand Central, Snow Hill, and the future HS2 interchange.

The scheme is within moments of Birmingham’s financial quarter, with global employers including KPMG, Barclays, PwC, and HSBC.
For local journeys, cycling and E-scooters that are readily available for hire are the preferred methods of transport for many residents, although bus stops are positioned close by. Snow Hill and the Jewellery Quarter train stations are under 10 minutes’ walk.

Redford Developments is progressing four additional development opportunities in Coventry, two in Crawley, one in Swindon and one in north Birmingham – all on previously developed sites that are either vacant, or underutilised.
