St Paul’s Place now on Market

Chord Developments is poised to launch its much-anticipated St Paul’s Place development. Savills will be taking reservations for the 168 apartments on St Paul’s Square from Saturday, 31 March.

A new marketing suite will be open at 14 St Paul’s Square, where interested purchasers will be able to browse a model of the development and floor plans, and view the options for the Porcelanosa-designed and fitted bathrooms and contemporary modular kitchens.

The new scheme is the biggest residential development in the historic square and will breathe new life into a derelict factory fronting the eighteenth century St Paul’s Church.

The 168 apartments will include a range of studios, one and two-bed apartments and four penthouses, set around a spectacular internal courtyard. The mixed-use development also boasts 30,000 sq ft of office space.

The 0.77 hectare/1.9 acre site fronts St Paul’s Square, in the Jewellery Quarter, and is bounded by Northwood Street, Caroline Street and James Street. Pedestrian access will be off St Paul’s Square, with vehicular access from two aspects.

There is parking for 146 cars. The scheme was designed by Chord’s in-house team and will combine the character of a period building set in an historic square, with cutting-edge architecture and interior design.

The St Paul’s Square frontage will incorporate the former Thomas Walker building and overlooks the church. Although not listed, the 1920s red brick façade of the former buckle manufacturer has been retained by the developer, as it is in keeping with St Paul’s Square and typical of the Jewellery Quarter’s industrial architecture.

There is a landscaped communal courtyard at the heart of the scheme, featuring sleek modern glass and a state-of-the-art lighting scheme. The garden will be accessed via a footbridge from the underground car park, or from a marble entrance hall off St Paul’s Square.

Geoff Shuttleworth, director at Chord Developments, said St Paul’s Place will undoubtedly be the Jewellery Quarter’s most prestigious address:

“The location of ‘St Paul’s Place’ is unrivalled in the Jewellery Quarter and arguably in the City as a whole,” he said. “But ‘St Paul’s Place’ is not just about the location. The common parts and the individual fit-outs will be akin to a boutique-style hotel, creating the ultimate style statement.”

Prices for the apartments at St Paul’s Place range from £150,000 for a studio, £185,000 for a one bed and £260,000 for a two bed. There are four penthouses, all with terraces overlooking St Paul’s Square, priced from £225,000 (one bed) – £350,000 (two bed). Interested purchasers should make an appointment to visit the Chord marketing suite or contact the sales team for further information on 0121 200 8099. 350 people have pre-registered interest in the scheme.

‘St Paul’s Place’ will be ready for occupation from October, 2007. Chord Homes has worked with the Royal Bank of Scotland to deliver the scheme.
